CERTIFICATION

If you are starting a new build of either a single dwelling or multiple plots, you should be aware that you will need some sort of certification on the property(s) in order to make them mortgageable. We can offer you two types of cover:

PCC STRUCTURAL GUARANTEE

Our 6yr Professional Consultants Certificate (PCC) is the minimum requirement you need in order to cover the property should you or your future purchaser require a mortgage.

It is a structural guarantee valid for 6yrs from completion and certifies to a mortgage company that the property is structurally sound and therefore the asset upon which they are lending money isn’t going to fall down and become worthless.

We inspect the property at specific key stages during the build and issue the certificate upon completion. It is important to note that the CML certification is not the same as a 10yr latent defects warranty which is explained to the right.

KEY POINTS OF A CML CERTIFICATE

  • Complies with the UK Finance Lenders guidelines.

  • Accepted by the majority of Lenders.

  • Can be upgraded to a full latent defects warranty if needed.

  • Cost effective – A PCC is usually significantly cheaper than a full warranty

  • Security – We are regulated by the Royal Institute of Chartered Surveyors

LATENT DEFECTS WARRANTY

The warranty market is a minefield. We're here to help you obtain the cover you need. If a CML structural guarantee is not adequate enough for your needs, we can help you obtain a full latent defects warranty from numerous providers.


KEY POINTS OF A LATENT DEFECTS WARRANTY

  • Complies with the Council of Mortgage Lenders guidelines.

  • Accepted by the majority of Lenders.

  • 10-year insurance against major structural damage.Warranties offer to repair or replace parts of the building that do not perform or function properly or do not comply with regulation standards because of a latent defect.
